Multi-state portfolio (Washington, DC | Wilmington, DE | Atlanta, GA)*

Starting Salary: $120,000+ (Based on experience) | Full-Time | Travel Required

We’re seeking an experienced, hands-on Regional Property Manager (RPM) to lead a portfolio of over across three states. This is a high-impact role responsible for overseeing operations, financial performance, and team leadership across a mix of high-rise and garden-style communities serving general and family occupancy populations.

What You’ll Be Responsible For:

Portfolio Oversight

  • Oversee day-to-day operations for a multi-state portfolio.
  • Monitor property performance, conduct site visits, and implement improvement plans to meet financial and occupancy goals.

Financial Leadership

  • Create, manage, and analyze annual budgets.
  • Identify variances and implement corrective actions to ensure NOI and revenue targets are met.
  • Work closely with ownership and internal stakeholders to align on financial goals and deliverables

Team Management

  • Recruit, develop, and mentor property management teams across all sites.
  • Ensure each community is adequately staffed and that team performance aligns with company standards.
  • Foster a culture of accountability, professional development, and resident-focused service.

Compliance & Reporting

  • Maintain compliance with all local, state, and federal regulations, including affordable housing requirements (e.g., AMI limits).
  • Ensure timely, accurate reporting to ownership and internal leadership.
  • Respond quickly to client needs and maintain positive working relationships with stakeholders.

Market Insight & Occupancy Strategy

  • Evaluate market trends in DC, GA, and DE to inform pricing, marketing, and leasing strategies.
  • Collaborate with leasing teams to boost occupancy and retention.

Physical Asset Oversight

  • Ensure communities meet safety, maintenance, and curb appeal standards through regular inspections.
  • Oversee capital improvements and vendor contracts as needed.

Ideal Candidate Will Have:

  • At least 4 years of experience in Property management (multi-site/multi-state portfolios preferred)
  • Strong financial acumen with a proven record in budget creation, variance reporting, and NOI growth
  • Knowledge of affordable housing regulations and experience managing properties with AMI requirements
  • Outstanding leadership, communication, and problem-solving skills
  • Willingness to travel regularly across DC, GA, and DE
  • Bachelor's degree in Business, Real Estate, or related field preferred
